Kansas City, North or South

Im moving to Kansas City this month and am looking for a home. Evereything So of the River seems 30-40-% more than the Northland (shoal creek) can anyone explain the difference and why theres so much more value added living south??

My very uneducated guess is because Garmin and Sprint are both headquartered in the south and most of the new development is there - Overland Park and Olathe are both booming.
